SOUTH MIAMI REMODELING
This 2,670 square-foot house in South Miami was dated. It had one of those sunken living rooms from the 60s and 70s that is really a tripping hazard. The kitchen looked old and tired. The floors were dull and boring. The bathrooms also looked haggard.

So, in this house, we did not add anything and did not do any work outside. Originally, the owners wanted to add an outdoor cooking area and replace the driveway with a more attractive one, but because of the zoning code, this was an impossibility. The house was already over the allowable square footage. If we submitted the site plan with calculations, we would not have been able to get a permit. However, in the City of South Miami, if you are only doing interior work, they don’t ask for a dimensioned site plan or calculations.

The plan was revised to do only interior work. The interior work was extensive. All the bathrooms were completely remodeled. The kitchen was redesigned and the walls containing it were removed. This gave the house a greater openness. Lighting was added everywhere. Fans were added or replaced. The sunken living room was filled in with concrete to remove the drop. A new tile was installed with a wood look. All the baseboards throughout the house were replaced.

The City of South Miami passed the plan through their permitting process without a single comment. So, the owners were very pleased! The general contractor did a very good job which made the owners and me very happy too!
